Monitoring facade behaviour under real-world environmental conditions


A facade specification sets out how a building's envelope should behave. It defines movement tolerances, drainage paths, sealing arrangements, and the way dynamic elements - such as opening vents, louvres, and rain flow systems - are expected to perform under real-world conditions. But specifications are written at the design stage. What happens once the building is occupied and exposed to the weather, seasonal temperature swings, and the daily stresses of use?


At Henriksen Studio, we go beyond the drawing board. We deploy remote camera monitoring to observe and record facade performance - how facade systems actually behave in service - giving our clients, and the wider project team, direct visual evidence of performance over time.

Why monitor facade performance in use?

Even the most rigorously designed and tested facade can behave differently once it is installed on a real building. Thermal cycling causes materials to expand and contract. Wind loads induce racking and deflection. Rainwater finds unexpected paths. Dynamic components - such as drainage channels, opening elements, and ventilation systems - interact with the envelope in ways that are difficult to fully predict from static analysis alone.


When issues emerge - water ingress, excessive movement, unexpected ponding, or a drainage system not clearing as designed - understanding what is happening and why requires more than a site visit. It requires sustained observation. Remote camera monitoring makes that possible, capturing behaviour continuously and in conditions that would be impractical or unsafe to observe manually.


What we monitor


Our remote monitoring focuses on the dynamic aspects of facade performance - the elements that change, move, or respond to environmental conditions. A key application is rain flow monitoring: observing how rainwater moves across and through the facade system during and after rainfall events, to verify that drainage paths are performing as intended and to identify any areas where water is pooling, backing up, or finding unintended routes into the building fabric.


Beyond drainage, remote cameras can be used to monitor:


  • The behaviour of opening or moveable facade elements under wind and thermal loading

  • Deflection and movement of panels or structural members over time

  • The response of seals, gaskets, and joints to seasonal temperature changes

  • The performance of ventilation louvres, rainscreens, and drainage channels during weather events

  • Any unexpected or irregular behaviour that warrants closer investigation


The value of continuous observation


A single site inspection captures a moment in time. Remote monitoring captures a story. By reviewing footage across different weather conditions, seasons, and building load states, our engineers can build up a comprehensive picture of how the facade is performing - and whether that performance is consistent with the design intent.


This is particularly valuable in the post-completion period, when buildings are first exposed to real environmental conditions and any latent issues are most likely to manifest. It is also a powerful tool during any warranty, defect, or dispute process: objective footage of the facade behaving in a specific way carries far more weight than anecdotal reports or after-the-fact inspections.
